4099 Resubmission

Queenscorp is moving forward with plans to redevelop 4099 Erin Mills Parkway.

Their latest proposal is neither reasonable nor sustainable for our neighborhood. It could overwhelm local infrastructure, increase traffic congestion and compromise the character of our community.

The IMPACT

1

Density

The proposed condo development significantly increases residential density in this neighborhood, introducing a disproportionate number of units compared to the existing number of single-family homes. The site is neither a Major Node or Community Node or a candidate for mall-reimagining.

2

Traffic Safety

Significantly impact traffic patterns and pedestrian safety. During morning and afternoon drop-off and pick-up times, the convergence of vehicles from both schools can lead to severe traffic congestion on surrounding streets. This increased vehicle volume, combined with the heightened presence of children walking or biking to and from school, creates a heightened risk of accidents. Distracted driving and reduced visibility due to parked vehicles and increased traffic flow further exacerbate these safety concerns.

3

Loss of Retail

Reduced convenience for residents, decreased economic activity, and a diminished sense of community character due to the removal of the majority of walkable retail destinations from a large, established community.
